Property management in San Marco, Jacksonville.
Our office is one mile up St Augustine Rd from San Marco Square. We've been managing rentals in this part of Jacksonville since 1990 — and we still charge one flat 10%.
San Marco is our neighborhood.
Falcon manages single-family homes, duplexes, and small apartment buildings in and around San Marco — from the streets off the Square down through South San Marco, and over to the Southbank near the hospitals. This isn't a territory we cover from across town: our office sits at 3515 St Augustine Rd, in the same 32207 zip code, and has since 1990. When something needs eyes on it, it gets eyes on it.
Everything is full service: marketing and showings, tenant screening, leases, rent collection, maintenance coordination with our own long-standing vendors, monthly owner statements, and eviction coordination if it ever comes to that. The details are on our services page — and the entire fee structure is on our pricing page, because it fits on one line.
Old streets, steady demand.
San Marco is one of Jacksonville's signature neighborhoods — a 1920s-era streetcar suburb across the St. Johns River from downtown, built around San Marco Square and its shops and restaurants. The housing is brick and stucco character homes, bungalows, and a healthy stock of duplexes and small apartment buildings tucked between them, on oak-lined streets people actually walk.
For a rental owner, that mix does two things. The walkable core and the restaurants pull renters who want to live somewhere with an identity — and are willing to pay for it. And the Southbank medical district next door — Baptist Medical Center and Wolfson Children's Hospital — supplies a steady stream of medical professionals and staff who need housing close to work. Demand here doesn't depend on one employer or one season.
The honest flip side: century-old housing needs management that knows century-old housing. Cast-iron drains, settling, old wiring, roots in the sewer line — these are normal events in San Marco, not emergencies, if the manager has seen them before. We have, for over three decades, and repairs pass through to you at cost with the receipt attached.
One flat 10%, nothing else.
10% of collected rent — the whole fee
No leasing fee, no renewal fee, no setup fee, and nothing while the unit is vacant. 10% of $0 is $0. The full math is on our pricing page.
Maintenance at cost
Invoices pass through with the receipt — no markup, no "coordination charge." On older San Marco properties, where maintenance is a fact of life, that difference compounds fast.

Call (904) 346-4401 during business hours and a person at our St Augustine Rd office picks up — the same family-run team, since 1990. Already with another manager? Switching takes about 30 days and your tenants stay put.
