St. Nicholas is one of Jacksonville's oldest neighborhoods, sitting just east of San Marco where Atlantic Blvd and Beach Blvd begin. Spring Park runs south of it. The housing stock is mostly modest and mid-century — concrete-block and frame houses from the 1940s through the '60s, bungalows, and a real supply of duplexes and small multifamily buildings mixed through the blocks.
For renters, the appeal is simple arithmetic: the same ten-minute reach to downtown, the Southbank hospitals, and San Marco Square — at rents noticeably below San Marco proper. That keeps units moving across a wide range of price points, and it makes the area a workhorse for owners: unglamorous, consistent, close to everything.
